For example, a pdf file has an an advertisement in the form of a swf file in a window/box. Is there any way I can delete it? If yes, please provide detail instructions.

TIA

Yes, using the Redaction tool.
Select this tool, mark the area you want to remove, and then apply the redactions.
The marked area will be gone for good.

Thanks, it worked. But how do I mark a graphic (jpg file) in the middle of the page -- surround by text? Or how do I delete that graphic from the pdf?

When I try to mark the graphic, all the surrounding text gets marked, but not the graphic. Is there a trick to this?

TIA

There are Redaction tools out in the market which allow to redact graphic elements (essentially everything within the rectangular border you set. Acrobat does not know how to do that.

Another tool you might try and see how far you get, would be the Object Touchup tool.

Hope this can help.

Of course Acrobat can do that. You just need to make sure that you start the redaction markup at a point where the icon is a crosshairs and not a text selection icon, and then you can select whatever element you want, text or graphic, and remove it.
