Flash Vs PDF Magazine

I am a REALTOR and I am in a dilemma. I would like to start a digital magazine for our company. I notice there are all these new flash "page flip" companies promoting their page flip online magazines. They can be pretty pricey and seem to be very popular. Since I am hardcore PDF, my judgement may be cloudy. Anyone reading this, Would you prefer viewing a magazine online that is flash with page flip techology or would you prefer a PDF digital magazine.

Like I said, since I am hardcore PDF, so here is why I think PDF would be better format to use for a digital magazine.

Flash Page Flip--Faster Download, More bells and Whistles, Eye Appealing, Mac/Windows compatible, able to email link to clients, have to be online to view it.

PDF-Slower Download if the file is large, could have bells and whistle with embeded flash video and java script, viewer can save to desktop and view at their convenience, pdf magazine can be emailed to clients, which in turn can be forwarded by clients to their friends-expanding distribution, Mac computers may have trouble executing some of the features in the pdf, with the new PDF portfolios-the magazine can be more eye appealing with rotating documents-but would have to have adobe reader 9.

*And my main reason to use pdf instead of Flash Page Flip -- is most of the page flip magazines have an option to download and save the magazine, which is of course, pdf anyhow.

Let me know if I have missed any pro or cons and WHAT WOULD YOU PREFER AS A FORMAT TO USE while viewing a Real Estate Digital Magazine. This would really help me out making a decision

I would also compare the authoring differences. Can an end-user copy content as they can with a PDF? What about printing?

Use both, and let the end-user choose between the PDF and the on-line-flash.
Once the PDF** is made you just have to upload it on your favourite Flash-server, such as ISSUU (http://issuu.com/), and copy/paste a link onto the page...
